What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area and the general layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Challenging property taxes

Property tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting a property up for sale

A floorplan service can secure a fair price for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are often approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your home as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any updating that might have affected square footage).

Material for agents

To ensure that your client's home sells at a price that accurately reflects true market value, we advise asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your attention to detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic to attract potential buyers because they can view the layout and attributes of the house before and after touring.
